The Vance Gate Repair North Miami Beach Guarantee
We’ve repaired and installed more than 22,000 gates since 2014, and every one of them left with a written price agreed before the first tool came off the truck. That’s the foundation of our guarantee: you know what you’re paying before we start, and you get a documented photo record of exactly what we found, adjusted, and replaced before we leave. If our work isn’t right, we come back. No argument, no expiration date inside a full year, no fee. Adrian Vance built this company on commercial access-control standards, and those standards apply to every residential gate we touch in North Miami Beach.
What’s Covered
- Workmanship for a full year. Every repair, installation, motor replacement, and weld we perform is covered by the 365-Day Done Right Promise: if it isn’t right, we make it right at no additional charge within that window.
- Written pricing before any work begins. Under Haven Standard Clause 1, you receive a flat price in writing before we touch your gate. That number doesn’t change mid-job unless you approve a change first.
- Parts we install are documented. You get a written record of every part number installed, so there’s never a question about what went into your gate six months later.
- A photo log of every visit. Under Clause 4, we photograph what we found, what we adjusted, and what we replaced. You keep a copy, and we file one in your job record.
- Cleanup is part of the job. We don’t leave old springs, cut wire, or weld slag in your driveway. The work area looks the way it did when we arrived, minus the broken gate.
- On-time arrival, with a name and a face. Before your technician arrives, you get their name and photo. Background-checked, uniformed, and dispatched to your address specifically.
- Free second opinions on written estimates. Bring us a written estimate from another company, and we’ll review it at no cost. If you’re overpaying, we’ll tell you.
What Does the 365-Day Done Right Promise Actually Cover?

The short version: anything we touched. If we repaired your swing arm, and that same arm fails eleven months later because of something we did or adjusted incorrectly, we come back and fix it at no charge. If we installed a new motor and the wiring we ran has a fault, that’s on us. The full year gives you a full North Miami Beach storm season, a full season of heat and humidity working on the metal, and time to see how the gate behaves under daily use.
What it doesn’t cover is honest wear from outside forces: a car backing into the gate, a hurricane bending the track, a lightning strike taking out a control board we didn’t install. Those are new problems, and you’ll get the same written price before we fix them. But if the repair itself doesn’t hold, we stand behind it.
Before
AfterOur Satisfaction Promise
If you’re not satisfied with the work we performed, call the same number you used to book the job. A live person answers, at any hour, not a voicemail loop. Tell them what’s wrong. We’ll send a technician back to look at it, and if the issue falls within the 365-day window on work we performed, the fix costs you nothing.
Here’s the make-it-right process: you call (754) 219-6080, describe the problem, and we schedule the return visit. The technician who comes out will have your original job file, including the photo log and the written record of parts installed. That means we’re not starting from zero, guessing what happened. We know what we did, we can see what changed, and we can tell you honestly whether it’s our work to correct or a new problem. If it’s ours, we fix it. Adrian’s been doing this since 2014 on commercial sites where documentation isn’t optional, and he runs residential jobs the same way.
Licensed & Insured Backing

Paperwork matters because promises are only as good as the company behind them. Vance Gate Repair North Miami Beach is licensed and insured, which means the guarantee isn’t just Adrian’s word, though it is that too. Insurance protects your property while we work on it. Licensing means we’re accountable to the state of Florida, not just to our own standards. When a gate automation system involves high-tension springs, heavy metal, and live electrical wiring, you want the people touching it to carry real credentials, and real coverage. We do.
Why Documentation Is Part of the Guarantee
Most gate companies leave you with a receipt and a vague idea of what happened. We leave you with evidence. Every visit generates a photo log: the limit switch position before and after, the photo-eye alignment, the arm bracket welds, the motor wiring. You get a copy. We file one. If something goes wrong later, there’s no memory contest about what was done. We know exactly what we touched, and so do you.
Adrian developed this habit working on commercial access-control sites starting in 2014. On those jobs, the property manager needs a record for the insurance company and the property owner. Residential customers deserve the same documentation, because a gate that fails to close is a security risk, not just an inconvenience. The photo record is part of what you’re paying for, and it’s included in every job.
What About the Gate Motor Brands We Service?

We work on nine major automation brands: LiftMaster, FAAC, BFT, Linear, Viking, Ghost Controls, DoorKing, Elite, and Mighty Mule. That matters for the guarantee because we’re not steering you toward a replacement motor just because we don’t service the one on your property. If your existing opener can be repaired correctly, we repair it, and the repair is covered by the 365-Day Done Right Promise the same as any installation would be.
When Something Fails, Who Do You Call?
Call (754) 219-6080. Not a callback service, not an automated attendant. A live person answers. Explain the issue, reference the job if you have the paperwork handy, and we take it from there. The guarantee is only useful if you can actually reach the company that made it, and that’s why we answer the phone around the clock, every day of the year.
